LEAK REPAIRS
Roof leak repairs that start with finding the source
A stain on the ceiling is where the water ended up, not where it got in. We trace it back to the roof before we fix anything.
Chapter 01
Where roof leaks actually start
Most leaks begin small. A cracked or missing shingle lets water reach the layers underneath. Flashing that has pulled loose or corroded gives it a path along a wall or around a chimney. The seals around vents, chimneys and skylights dry out and open a gap nobody sees from the ground.
Water does not travel in a straight line either. It runs along rafters and decking and shows up in a ceiling several feet from the real opening. That is why a patch placed over the stain so often fails by the next heavy rain.
Northwest Arkansas weather is hard on all of these. Hail, wind and freeze and thaw all work at the weak points, and a leak that appears after a storm may have started with damage you could not see before it.

Finding the leak before patching it
We start with a thorough inspection of the whole roof, not just the corner where you saw the drip. Our crew pinpoints the problem areas, checks the flashing, the vents, the chimney and any skylights, and looks at how the rest of the roof is holding up.
A Project Manager photographs what is found and goes through the photos with you. You see the cracked shingle, the lifted flashing or the open seal for yourself, and you know exactly what you are paying to fix and why.
If the roof is mostly sound, you will hear that. If the leak is a sign the roof is near the end of its life, you will hear that too, along with what a replacement would involve. We will not have you fix anything unnecessary.
Chapter 03
What the repair actually involves
Damaged or missing shingles are replaced with ones matched to your roof, so the repair does not stand out. Faulty flashing is repaired or replaced rather than smeared over. Gaps around vents, chimneys and skylights are sealed properly.
When water has been in for a while, the work goes beyond the surface. We address structural damage caused by water infiltration, which can mean wet insulation, stained framing and decking that has lost its strength.
Our own crews do the repair, and our trucks are stocked to handle most repairs on the spot. One customer, Bryan Proctor, had us repair his daughter's leaking roof, and said it was repaired to perfection.
When the decking has rotted
Decking is the wood under your shingles. When a leak runs long enough, it softens, darkens and eventually rots through, and no amount of surface repair will hold on boards that cannot hold a nail.
Rotted boards get cut out and replaced. We do this during repairs and during tear-offs, because a new roof is only as sound as what it is fastened to. The photo below is rotted, holed decking exposed on one of our own jobs, which is exactly what we are looking for when a leak has been left too long.
